What Would the County Like to See Built Here?
 
What they are looking for is someone who can think outside the box and build something interesting and in keeping with the overall Bell Corridor LCI. Ideally, the Cherokee County Planning and Development Department would like a multi story,  mixed use project with underground parking.    However, they cannot stop a Buyer from building anything under the current GC Zoning. Please keep in mind that there is a church across the street.

Traffic Count January 2007 = 20,060

There is no storm drainage.  Developer will be required to put in a detention pond.

Ingress
Possibly on Victory Dr, but definitely on Kellogg Creek Rd.

Egress
On Kellogg Creek Rd only

Developer will be required to build sidewalks.

Currently there are no plans for a traffic light on Kellogg Creek Rd

There is the possibility of putting together an assemblage of approximately 50 acres with parcels:
